How much do I need for a down payment in Alberta?
The minimum down payment in Canada is 5% on the first $500,000 and 10% on the portion above. Below 20% down, you'll also pay CMHC insurance. For most Edmonton-area buyers I work with, anywhere from 5% to 20% is normal — and the right answer depends on your overall financial picture, not a rule of thumb.
Do I need a buyer's agent — and what does it cost me?
In most Alberta transactions, the seller's side covers buyer's agent commission. Working with me as your buyer's agent typically costs you nothing out-of-pocket, while giving you a fiduciary duty representative on your side. I'll explain exactly how this works at our first meeting.
How long does the buying process actually take?
From "let's start looking" to keys in hand, most of my buyer transactions take 30–90 days. Pre-approval can happen in a week, finding the right home varies, and the closing window is typically 30–60 days from accepted offer. Cash buyers and motivated timelines can move much faster.
Should I get a home inspection?
Almost always, yes. A good inspector costs $500–$700 and can save you tens of thousands. I work with several inspectors I trust personally — none of whom pay me referrals — and I'm at the inspection with you to ask the questions you might not think to ask.
Can you help with new builds or pre-construction?
Yes. Beyond resale, I've spent thirty years selling new multifamily developments alongside builders like BRASS III and Tessco. I know how show homes work, what to negotiate on a builder contract, and what to insist on for upgrade allowances and possession terms.
